Technology in strata

Technology solutions you might have experienced as a strata committee member, and how Hello Strata differs.

Notice boards, email and phone

Technology doesn’t mean high tech and the humble cork board still plays a prominent role in strata communications. Your state may even require you to have a copy of the by-laws or latest minutes posted there.

In the background, most strata residents, committees and managers are interacting via phone an email. As it’s readily accessible, there’s nothing wrong with this but it becomes an issue for the committee to track issues in a structured manner over time.

Strata portals

Your strata management company may have provided a residents portal to pay levies, book shared facilities and report issues. Some may have a community forum to communicate with all residents or just within the committee.

Unfortunately these solutions can be tied to what your strata manager is willing and able to provide, thus potentially a barrier if your strata committee wishes to change strata management providers in future.

Social media

Like email, the widespread availability of social media has lead to the creation of Facebook and WhatsApp groups for either the committee or all residents to communicate. Whilst effective, these solutions suffer the same problem as email in the longer term with no structure to track and trace the discussed issues over time.

Also, some people may want to separate their personal social media profile from their role on the strata committee.

Hello Strata

Hello Strata was created out of frustration in using many of the above communication methods. The team at Hello Strata have set out to create:

  • A communication tool that is independent of any strata management provider or individual on the strata committee.

  • A resource that can be transferred between stakeholders following changes to the strata management and/or committee in future.

  • Structured communication around strata matters that can be managed through a workflow and archived for future reference.
